Westbrook Gateway – Projects

The relocation of Bolton College unlocked a development opportunity for this site on a principal approach into Bolton town centre. A variety of mixed-use options were explored, including offices, care, retail, student accommodation and family-oriented housing.

Busy roads on two sides of the site were a key driver for the eventual development: an urban family housing scheme comprising 100 residential dwellings, a convenience retail store and green space.

The masterplan responds to the constraints of noise, highways and access, ecology, landscape and existing utilities with three-storey buildings around the site’s perimeter. These provide a protective enclosure to the smaller residential units and the urban green space inside the site.
