Leisure Centre and nine townhouses on a major arterial route running east from Stratford town centre

The original leisure centre required significant repairs and planned maintenance Newham Council decided to provide a new build leisure facility on the site of the existing centre. The Council’s vision for the site was for a comprehensive development that successfully integrates a modern leisure facility with a number of new homes, maximising site value and making a positive contribution to the local area.

The leisure centre provides two swimming pools, gym, fitness studio plus ancillary facilities. The design solution developed through a procurement process of competitive dialogue which considered the development of the whole site, taking into account town planning and design; sustainability; delivery & management; commercial and legal terms and cost. Extensive public consultations included CABE and Newham Design Review Panel.

The building layout has been driven by the relative importance of the surrounding roads. The leisure centre addresses Romford Road as the primary and most visible route, creating an active frontage. The nine three-storey townhouses are accessed via a courtyard, accessed from the secondary Atherton road and create the transition between the mass of the leisure centre and the existing Victorian residential villas to Atherton Road. Planning consent was granted August 2013.
