Objectives

Greenbank Partnerships wanted to regenerate a 35 acre brownfield site in the heart of St Helens to provide a new high quality retail development that raised the bar in terms of design and quality.

Our View
We were absolutely clear that the design should steer away from a standard retail terrace in order to give some character and individuality to the development.

Our recommendation was to achieve this through a public realm design which had a pedestrian axis or spine through the site with a central plaza and clock tower feature at its pivotal point. This makes orientation easy within the park.

We also shared our client’s enthusiasm for hard and soft landscaping with a consistent palette of quality materials and finishes.

Breaking away from standard convention in the construction of retail parks we consulted closely with the client and other advisors before jointly recommending a traditional procurement route.

The Results
This retail park is among the top 10 largest retail parks in the UK. It continues to attract further investment and phased construction.This is a particularly large and intricate on-going project which continues to be delivered on brief, on budget
and on time. Design and construction quality which will stand the test of time.
