Estate Renewal Sector Case Study:
Avenham Estate,
Preston
Client:
Avenquest Homes
Cost: £6.1m

Objectives

The main objective was to totally refurbish three 11storey tower blocks to improve the fabric of the buildings and their appearance in order to create positive local landmarks. There was also a requirement to increase thermal insulation, create a new and welcoming entrance plus improve security for the residents.

Our View
We specified an insulated rain-screen system to improve the fabric of the building and the thermal efficiency. This would provide a maintenance free external finish with colours which could be chosen with the residents. A new ‘pod’ was designed and the entrance foyer opened up to give a light, spacious and
welcoming entrance to each building. Each ‘pod’ design and the external colours varied in order to provide each building with its own identity whilst maintaining a unified design concept across all three blocks.

Internally, we wanted to open up communal hallways to remove blind corners and dead ends, thereby improving security. Each individual flat would benefit from a new front door, electrical re-wire, new kitchen and new bathroom – all to the resident’s choice.

A new secure perimeter boundary and landscaping scheme was specified to create secure car parking and a new door entry and cctv system would ensure controlled access to each building.

The Results
‘The tenants I spoke to are very comfortable in their new homes and are really embracing the changes. I am extremely impressed by the community planning and the quality of homes that are on offer.’
Mark Hendrick, MP for Preston
