Objectives
To refurbish a 1970s office block in a prime location
in Manchester City Centre. The existing building was
about to become vacant and the requirement was to
make it more attractive to potential lessees.
The existing fit-out was poor quality and dated.
The exterior was failing to sit comfortably with its
revived urban location.
We were briefed to create a mixed use environment
which would be high quality, mid-price and offering
retail at ground floor level with offices above.
The building was to remain ‘sealed’ and air
conditioning was to be incorporated within the
tight floor to ceiling space.
Our View
Our solution was to entirely remodel this important
corner of Manchester City Centre, extending the
building at the top floor and utilising the dramatic
views across Piccadilly Gardens.Throughout the rest
of the building we replaced all existing glazing to
floor level to create a more translucent building.
Air conditioning was incorporated using chilled
beams (a first in the North of England).
The reception was particularly dramatic featuring
high quality polished plaster and black walnut
joinery. A stylish welcome for potential tenants and
visitors alike.
The Results
The scheme was completed on time and on budget.
Fit-out works followed on for the ground floor retail
units which have now all successfully been let.
